RL Baxter Building Corporation in partnership with Maple Street of Dutchess LLC purchased a blighted lot in the heart of the Main Street corridor of Poughkeepsie, NY.  This city, like other historic communities along the Hudson River, is undergoing a resurgence and building boom, attracting millennials and empty nesters alike form the region and across the country attracted to the city’s colleges and growing professional sector.  Previous development has focused on the waterfront area, while this project brings the success and resurgence into the downtown core. 

River Architects provided Passive building consulting and energy modelling for PHIUS certification for the Maple Street Project, a new multi-family residential project owned and developed by RL Baxter Corporation. River Architects recommended an overall building envelope strategy to achieve the energy efficiency, constructability, and durability that Passive building offers.  This project was modeled as a pilot project under the Phius+ 2018 Pilot Program.
